Gulf Harbors in New Port Richey Florida

One of the most desired waterfront communities in the New Port
Richey Florida area is Gulf Harbors.  Here you can enjoy a private beach, wide canals and a true Florida lifestyle in a wonderful neighborhood of homes in a variety of styles and sizes.  You can find the perfect waterfront home in Gulf Harbors to fit your needs.  Whether you are looking for a 2 bedroom home with a pool or a home with 3 or more bedrooms, you can find what you want right here in this beautiful waterfront community.  When it comes time to sell your waterfront home in New Port Richey Florida, you have many things to consider and what price you ask for your home is a big one.  Please be sure to contact an experienced real estate professional like myself to discuss your options when selling your home.

When you are looking to buy a waterfront home in New Port Richey Florida, you will want to take a look at Gulf Harbors before committing to buy in another waterfront community in the area.  You have access to join the Gulf Harbors Yacht Club and Private Beach as a homeowner.  Gulf Harbors is the only waterfront community in the New Port Richey to Hudson area to offer a beautiful beach on the Gulf of Mexico that is accessible only to those who have a membership and other nearby waterfront communities qualify for membership like Gulf Harbors Woodlands.  This is huge selling point, should you decide to sell your home down the road.  Today I was working with customers who are buying a waterfront home in the area and after looking at Gulf Harbors, Sea Pines, Signal Cove and Tropic Shores on the River....they came back to me and said that Gulf Harbors was there top pick for the private beach among other benefits.

Selling your home on the water does require a real estate
professional who can effectively market and advertise your home and community to attract quality, qualified buyers.  Hiring an agent that is a bit tech savvy never hurts and you will definitely want your home to have it's own website, blog postings, stellar virtual tours etc... I take my job of marketing my customers homes very seriously and I am willing to do whatever it takes to satisfy my customers needs.  Should you or someone you know wish to sell a home in New Port Richey Florida, please contact me for a no obligation consultation some can discuss your needs and goals.

Selling Your Home in Trinity Florida

When you decide to sell your home in Trinity
Florida, your next decision is which real estate professional to chose to assist you along the way. The first thing to consider is whether or not the real estate agents you interview for the position of selling your home are Realtors(R) or just real estate agents. There is a difference, and as Realtors(R) we are held to a higher ethical and professional standard than those who only possess a real estate license. Realtors(R) have more education and training than other licensees and I personally work diligently for my customers to market and advertise their home to attract quality, qualified home buyers.

You will want a real estate professional who has a working knowledge of today's technology and real estate marketing trends.  Over 90% of All home buyers who want to live in Trinity start their home search online before they choose a real estate agent to help them buy a home. This is why you want an agent who will market your home in a variety of ways to provide you the most advertising exposure possible.  I think you will agree that technology is important but there is value in targeted print advertising. This is why I put my customers homes in the Florida's Fabulous Real Estate Magazine which is the top print advertising for the Trinity and New Port Richey area.

Should you or someone you know be interested in selling a home in Trinity or New Port Richey, please contact me to schedule your no obligation real estate consultation so we can discuss your goals and ways that I can help you reach those goals and move forward.

Harbor Isles in Port Richey Florida - Real Estate

Port Richey Florida has a number of waterfront
communities and one of my top picks is Harbor Isles.  This lovely waterfront community is located on the west side of Miller's Bayou where the mouth of the Pithlachascotee River meets the Gulf of Mexico. The community of Harbor Isles is quietly tucked away at the end of Bay Blvd in Port Richey.  This quiet and friendly neighborhood is a wonderful place to call home.  One thing I love about Harbor Isles is how you can feel so detached from the rest of the city because of the beautiful views and the neighborhood serenity yet you are only minutes from shopping and dining along US 19 in Port Richey and New Port Richey.

Waterfront homes along the Gulf of Mexico are highly desired by home buyers and as a waterfront home specialist, I know what a valuable asset your Harbor Isles home is.  This of you reading this who may not know the neighborhood of Harbor Isles and if you are looking to buy a waterfront home should really take a look at this community. Homes vary in size, location and value so there may just be a home for everyone in Harbor Isles. I consider myself lucky that I get to help people sell their homes or buy their next home in the waterfront community of Harbor Isles in Port Richey.

Contact me online to request your no obligation real estate consultation so we can discuss your real estate needs and goals and how I can help you sell your home in Harbor Isles and move forward.

The Florida Home Buying Process for All Home Buyers

The Florida Home Buying Process can be a very easy
and enjoyable experience when you use the services of the right real estate professional You may be unsure about the home buying process in Florida, and I understand how confusing it may seem.  This is why I wanted to share some key points about the home buying process.

Your First Step: Getting Pre-Qualified by a Lender. It is imperative to your home buying process that you are Pre-Qualified by a lender before you start looking at homes. Your qualification will tell you how much of a mortgage you can get and home much home you can buy. Your pre-qual is important to make an offer in a timely fashion. Your pre-qualification or Pre-Approval letter MUST accompany your offer on the home.

Your Second Step: Your offer was accepted and now you must deliver your escrow, if you haven't done so already.

Your Third Step: Mortgage application. I will send your
mortgage professional a copy of the contract. Your job is to call them and get your mortgage application going. Your contract will state that you have a certain number of days to apply for the mortgage. I will generally write 3 or 5 days depending if there is a weekend. **contracts use calendar days**

Your Fourth Step: Inspections. Your offer is accepted and the contract has been signed by all parties. Now the clock is ticking and we have a limited number of days to perform all inspections and decide based on the inspections whether or not you continue with the purchase. If you decide to not buy the home you must notify the seller in writing within your inspection period as stated in the contract.

Your Fifth Step: Insurance. In Florida you will need to purchase your first years insurance policy in full prior to closing. You can have your insurance held in escrow by your lender and pay it in your monthly payment. If you do this, you still need to pay for your first year of insurance up front and prior to closing. **cash buyers need not do this**

Your Sixth Step: Wire Transfer to the Attorney or Title
Company conducting the closing. One to two days before closing you can wire your funds to close to the Title company. Your closing funds must be received by the closing agent in order to close on your home purchase.

Your Seventh Step: Walk Through. You have the ability to conduct a final walk through the day before or the day of your closing. The purpose of the walk through is to verify that any repairs were completed and that the home is empty. If you requested repairs, do your walk through the day before closing to give you time to have them repaired in case they weren't.

Your Eighth Step: Closing. Your closing funds are already
sent. Your walk through is completed and you are ready to get the keys to your new home. If you are present at the closing, you get your keys that day. When we meet at closing you will need to have your drivers license with you. The title agent will sit us down, take your license and go make copies. Then we sign a lot of paper work for your mortgage lender and the title agent will take those pages and send them off to the lender for approval. When they return we continue signing a lot of other paperwork for the deed and disclosures. Generally, when we are done with the second round of paperwork the mortgage company approved the package that was sent and we are good to go and congratulations are in order and you receive the keys to the home you just purchased.
